This thesis delves into the motivations behind Wanhuilou, the first affordable housing development initiated, constructed, and subsidised by a private developer, China Vanke. This pioneering project not only highlights the potential role of private developers in addressing the affordable housing shortage but also offers valuable insights into the complexities and opportunities of the housing model in China. By examining the “Housing Model” employed by China Vanke in Wanhuilou, this study aims to uncover the underlying factors that drove the company to undertake such an innovative and unconventional project.
